3 Tips for Picking the Right Lot for Your Home

So you’ve decided that you want to design a home. Great! When we think of buying a home or in this case, designing one. We mostly think of the number of rooms, style of the home, type of floor, etc. But have you started thinking about the lot of your home? In other words, the space where your new home will sit.

While we can help you find the perfect lot for your home, you also have the option of bringing/finding your own lot. Choosing the right lot for your home can be tricky since you won’t get to fully experience it until your home is built. So if you decide to find your own lot, we hope that you keep these tips in mind.

  1. Investigate the area where your prospective lot is located. Walk and drive around the neighborhood. You want to get a feel of who lives there or any traffic issues you might encounter. Figure out if it’s too far away from work. How about shopping centers? How close is this lot from the closest grocery store?
  2. Inspect the land. You want to walk around the whole lot to see if the land that you might be buying is buildable and doesn’t have things like rock outcroppings or embankments. Keep in mind the dimensions of your future home and have an idea of where everything will be located. For example, what direction will the front of the house face? In addition, if you would like to have a garden, make sure that the land gets maximum sunlight.
  3. Always ask about restrictions or site limitations. In order to build your dream home, you want to have the RIGHT lot, which means that not all lots will allow you to build everything you want. Is your lot in a historic district? What are the HOA rules? You don’t want to be surprised when you start building the home and the you run into restrictions. Avoid the disappointment and ask all the questions.

    You have some great tips for choosing a lot. My wife and I are planning on building a home soon, and we know that the lot we choose will influence the design a lot. We’ll be sure to visit and walk around each potential lot, just to get a lay of the land!
